Canal Road, Lahore — Selling a Property You Bought Less Than a Year Ago

Canal Road

The Canal Road corridor, running through Lahore from east to west, has seen rapid development and fast-moving property deals. Some buyers resell within months — a better offer comes along, plans change, or the purchase was always meant as a quick turnaround. A short holding period changes the tax position significantly, and many sellers are caught out.

Why the holding period matters

Capital gains on immovable property in Pakistan are taxed with reference to how long you held the property and when you acquired it. Shorter holding periods generally carry higher effective tax than longer ones under the rules that apply to many acquisitions. For a quick resale, assume the gain will be taxed and plan for it.

The two taxes at play

TaxWhenWho
236C advance taxAt transferSeller — 2.75% on ATL, 5.5% if not (transfers from 1 July 2026)
Capital gains taxIn the annual returnSeller, on the actual gain
236K advance taxAt transferBuyer — 1.25% / 2.5%

The 236C deduction is credited against the capital gains tax worked out in your return. On a quick resale with a real profit, the final tax may be higher than the advance tax — and you'll pay the difference with your return.

Working out the gain

Gain = sale price − (purchase price + stamp duty, registration and transfer costs + improvements). Keep every receipt from the purchase: those costs reduce the gain directly.

When frequent flipping becomes a business

Buying and reselling property repeatedly can be treated as a trading business rather than capital investment. Then the profit is business income, taxed under different rules. One quick resale is usually a capital transaction; a pattern of them may not be. See file trading.

Selling at a loss

Prices don't always rise. If you sell for less than your total cost, record the loss. Whether a capital loss on property can be set off against other gains depends on the rules for the year.

Before signing a quick resale, ask us for a tax estimate. Sellers often agree a price based on the gain they expect to pocket — without the tax that comes off it.

Funding the purchase

Short-term deals are sometimes financed with loans from friends or brokers. Record the loan as a liability when taken and its repayment from the sale proceeds. See personal loans.

Rent during a short holding

If you let the property for a few months before selling, the rent is income in that year.

Canal Road — questions we get asked

Is there more tax if I sell a property within a year?
Short holding periods generally carry higher effective capital gains tax than longer ones under the rules for many acquisitions. Plan for it before agreeing a price.
Is 236C my final tax on a quick sale?
No. It's an advance tax credited against the capital gains tax in your return, which may be higher on a profitable quick resale.
Can frequent property flipping be treated as a business?
Yes. A pattern of buying and reselling can be treated as trading, with profit taxed as business income.
What costs reduce my gain?
Stamp duty, registration and transfer costs, and improvements, as well as the purchase price.
