Bahria Town Lahore, off Canal Road near Thokar Niaz Baig, is a privately developed society with its own transfer system. Most owners have only ever dealt with Bahria's office — not the land registry — and many are unsure what that means for their income tax return. This page explains the chain from transfer to tax record.
Society transfer and the tax trail
When a plot or house changes hands in Bahria Town, the transfer is processed in the society's own records. As part of that process, the society collects the federal advance income tax from both sides on FBR's behalf:
| Party | Section | On Active Taxpayer List | Not on ATL |
|---|---|---|---|
| Buyer | 236K | 1.25% | 2.5% |
| Seller | 236C | 2.75% | 5.5% |
Rates shown are for transfers from 1 July 2026, on the higher of FBR's valuation and the declared value. The tax is paid against each party's CNIC, so it appears in each person's FBR profile. That is the point where FBR "knows" about your Bahria property — whether or not you have ever filed a return.
What the documents mean for your return
- Allotment / transfer letter: proves ownership and the date you acquired the property.
- Tax challans (236K / 236C): your advance tax credit for that year.
- No Demand Certificate (NDC): shows society dues were cleared before transfer; useful evidence of the transaction date.
- Payment receipts or bank transfers: show the price and support your source of funds.
The transfer date in Bahria's records, not the date you paid the token, is normally what fixes the tax year of the transaction.
Society dues and charges
Maintenance charges, development charges and possession fees are paid to the society. Development and possession charges paid to get the plot ready form part of its cost. Ongoing maintenance on a house you live in is a household expense; on a rented house, it may be claimable against the rent within the rules.
Ask the society for a printed transfer history of your plot if you have lost your documents. It is often the quickest way to rebuild your cost and acquisition date for a wealth statement.
Owners who have never filed
Bahria has drawn buyers from all over Pakistan and abroad, many of whom bought as an investment and never filed a return. The property is already linked to their CNIC through the transfer tax. Filing now — with the property properly declared — is the cleaner path, especially before any sale. Our guide to plot purchase and sale in your return covers the mechanics.
